Improvements implemented at the center included repainting of the exterior façade and upgrades to the parking lot lights and drainage system. The strategy for Gateway Plaza was to improve property maintenance, complete unfinished capital improvements, and enhance tenant relations to increase customer traffic. Outstanding accounts were aggressively pursued and operating expenses were decreased in order to secure high occupancy levels and renewed leases at market rates. Pfizer, the world’s largest pharmaceutical company, became the Class-A property’s largest tenant when it signed an 11-year lease for a 61,000 square foot campus, featuring amenities such as hiking trails, an on-site café, and a fitness center.
